Open a year in the repayment schedule for month-by-month detail, or click "Download schedule (CSV)".
When to use EMI Calculator
- Home loans. Long tenures make the total interest large; see it before you sign.
- Car and two-wheeler loans. Compare a shorter tenure with a higher EMI against a longer, cheaper-looking one.
- Personal and education loans. Check affordability at higher interest rates.
- Prepayment decisions. See whether a bonus is better used to prepay or invest.
How EMI is calculated
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is the amount borrowed, r is the monthly rate (yearly rate ÷ 12 ÷ 100) and n is the number of months. For ₹25 lakh at 8.5% for 20 years, r = 0.007083 and n = 240, which gives an EMI of about ₹21,696.
Each month, interest is charged on the balance still owed, and the rest of the EMI repays principal. That is why the balance falls slowly at first and faster towards the end.

Frequently asked questions
How is EMI calculated?
With the reducing-balance formula EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r is the monthly interest rate and n the number of monthly instalments. Banks round the EMI to the rupee and adjust the last instalment, which this calculator does too, so its total payable matches the schedule exactly.
How much interest will I pay?
The calculator shows "Total interest" next to the chart. As a guide, a 20-year home loan at around 8.5% costs roughly as much in interest as the amount borrowed, while a 5-year car loan at 9.5% adds about a quarter. Shorter tenures and prepayments reduce this sharply.
Does prepayment reduce EMI or tenure?
Banks usually reduce the tenure and keep the EMI unchanged unless you ask otherwise. Reducing tenure saves more interest. Tick "Add prepayments" to see the months and interest saved. RBI rules do not allow prepayment penalties on floating-rate loans to individuals.
What is a good interest rate for a home loan?
Rates move with the RBI repo rate. In 2026, many banks have offered home loans in roughly the 7.5% to 9.5% range to borrowers with good credit scores. Your actual rate depends on your CIBIL score, income, loan amount and lender, so compare current offers.
Is this calculator accurate?
It uses the standard formula and monthly rests that Indian banks use, so the EMI should match your lender's to within a rupee or two. Real loans also have processing fees, insurance, GST on fees and pre-EMI interest from the disbursal date, which are not included.
